Jim is survived by Darren Frankenberger (Partner), Noah James Frankenberger (Son), Mary Desmond (Mother), Tom Boyer (Father), Pam, Pat and Kris (siblings) and his dogs Annie, Taylor and Russel.

 

Jim found his calling in Real Estate and with the help of social networking, he learned the tools and techniques to build and maintain google ranking in the internet.  His business prospered and he was on track for a very successful career.  Jim is a people person and he will always be remembered for the joy and love that he brought to our lives.

 Jim:  We will miss you.

Morris Township NJ Home Sales 2009

January 5th, 2010

2009 was another slower year for home sales in Morris Township New Jersey.  With just 201 homes sold during 2009 we had just 77.6% as many homes sold as in 2008.  All this after 2008 having only 81.7% as many home sales as in 2007.

Let me through out some actual numbers here so you see this in a different way.

Not so good I am guessing you are thinking.  The reality is that most of the towns around Morris County will have similar numbers.

Just to break that down for you,  prices were off 6.5% from 2007 to 2008 and then another 10.1% from 2008 to 2009 for a total drop since the beginning 2007 of 16%.  Not exactly what the news media has lead you to believe I bet.  On top of that the average home in Morris Township sold for 95.9% of list price during 2009 so if you were thinking of going out there and offering people 20% below ask and thinking you were likely to get a good response think again.

Randolph NJ Real Estate Sales

December 31st, 2009

Real estate sales in Randolph New Jersey during the 2009 sales year were not too bad actually.  For the year there were about 206 homes sold.  I say about 206 homes because I am writing this article with 1 day left to go in the year and a few more homes could be closing on December, 31st 2009.

With the home buyer credit available during much of 2009 and being extended into 2010 homes in the lower to mid-range  prices dominated the sales during all of 2009.  This is understandable as the way the tax credit was structured, couples needed to be earning less then $150,000 and singles less then $75,000 to claim the tax credit.  Those low numbers meant that first time buyers generally could not afford a home more the $450,000.

When the tax credit was extended the feds raised the income limits to $225,000 for couples and $125,000 for singles.  To claim your tax credit you need to be under contract by April 30th 2010 and closed by June 30th 2010.

Median  home sale price $487,250   

Average % of list price homes sold for 95.6%

As you can see your typical home in Randolph New Jersey sold within 5% of list price.  There are still would be home buyers out there who believe that there is a good chance of purchasing a home by offering 20% below asking price.  The numbers don’t lie, offers that low are extremely unlikely to work.

New Jersey Foreclosure Listings

New Jersey Foreclosure Listings are such a great deal.  Well, yes many of them are very good deals.  Here is the but that goes with the reality, many of these homes are selling with 5 to 10 offers and within 5% of the list price.  Some times these homes are selling for more then the ask price as the banks always come back with a request for all buyers to come back with their highest and best offer once there is a multiple offer situation.

 Many home buyers seem to not be able to see the reality though.  These buyers still are under the impression that they can offer 20% less then ask price on New Jersey Foreclosures and have a good chance of getting the home.  Sorry to say that unless the home is not priced properly, offering 20% less then the asking price gives you almost no chance of getting the home.

If your working with a good Realtor, he or she will sit down with you and show you if the home you are considering is already priced as a good deal or it is over priced.  If it is already priced as a good deal, how do you expect to get the home by under bidding?  Someone else will come in and bid close to the already fair price and get the home most every time!!

South Orange NJ Homes For Sale, The Sold Stats

The year is winding to a close and many people are still thinking that the real estate market just stinks.  Well the reality is that the real estate market does not stink.  In fact there are still many homes which sell with more then one offer, and there are very few homes which sell for 20% below asking price.  I through that one in there because people still come out thinking that they are going to purchase a home for 20% off of whatever the seller is asking.  In Essex County New Jersey and surrounding counties, that is a very very rare happening.  In fact, the average home in Essex County New Jersey is selling for something more like 92% to 95% of asking price.

Home Buyer Tax Credit Extended and Improved

Home Buyer Tax Credit Extended and Improved

Under the housing program, people seeking to own a home for the first time in three years would receive an $8,000 tax credit if they sign a contract by April 30 and close on it by June 30. Current homeowners who are buying a new primary residence would be eligible for a $6,500 tax credit starting Dec. 1 if they owned their home for five consecutive years in the previous eight.

The timing is more lenient for military families who have been deployed overseas for 90 days or more in 2008 or 2009. They would have until April 30, 2011 to sign a contract.

But the measure limits the purchase price of the home to $800,000. It also imposes income caps so that people who make more than $125,000 annually and couples who make more than $225,000 would not be eligible for a refund. Anyone who collects the tax credit but sells their home within three years of buying it must return the refund.

The program is estimated to cost $10.8 billion.

The passage of the tax credit provision was a huge win for the real estate industry, which has been lobbying aggressively to extend and expand the program. They say the tax credit has helped boost sales and clear out a glut of lower-priced homes, especially foreclosures, and that ending it would be a blow to the housing market’s recovery.

This is good news for the potential home buyers here in New Jersey who were hoping to purchase a home which in most cases you would need more like $80,000 to $180,000 in come to afford.  Under the old program only one of the home buyers I worked with this last year qualified income wise.  Most of the buyers I worked with were not above the limits by large amounts, but they were over the limits just the same.

Comparison of South Orange NJ Home Sales

There seems to be quite a lot of opinion out there about the South Orange NJ Real Estate market.  Much of it does not seem to be based on facts though, but rather guesses and opinion bases on the length of time they have seen the same home for sale signs on their street.

When it comes to the 2009 Home Sales Numbers For South Orange New Jersey the average and median prices are holding up just fine.  The concerning thing is the large drop in the number of homes sold.  In looking at the situation, it is not hard to come to the conclusion that there are a fair number of would be home sellers in South Orange who are holding out, hoping for better prices in the next year or two.  Will they see better prices in a year or two?  That is anyone’s guess, but the likeliehood  is that if we do see better prices in the next few years, the gain will only be marginal at best.  Possibly 2% or 3% against the equally likely chance that we will see prices 2% to 8% lower by then we are today.

I did see something positive in the South Orange Real Estate market yesterday.  A home which I know is a real estate flip.  They purchased it for 260K spent what looks to be about 100K on repairs and upgrades and put it back on the market for 515K.  As of a few days ago, I noticed this property is under contract.  I will report on this South Orange Home Flip once this home closes.

2009  = 115 home sales
2008  = 152 home sales
A reduction of 25%

2009  = $543,527 average home sale price
2008  = $572,513 average home sale price
A reduction of  5.1%

2009  = $499,000 median home sale price
2008  = $522,500 median home sale price
A reduction of 4.5%

As you can see, prices are holding up really well in South Orange, but the number of home sales is way off from last year which was a down year as well.

The Grand at Hanover

Most new construction home shoppers believe they are going to get the best deal if they buy on their own. This just isn’t true. If you are buying a $300,000 home, you pay $300,000 whether or not you are represented by a Real Estate Agent! When you buy on your own, the Builder keeps the commission allowance and you receive nothing!

South Orange NJ Home Sales | September 2009

October 7th, 2009

Five homes sold and closed in South Orange New Jersey during the month of September 2009.  Not very many really.  Why so few homes sold?  Could be the higher taxes in South Orange.  Could be that there were very few homes for sale in the price range that is actually selling in the area.  I think it is likely both really.  I have been working with 3 different buyers over the past 4 weeks who were interested in South Orange and Maplewood.  All 3 buyers decided to concentrate their search in Maplewood, and only consider a home in South Orange if it was an exceptional deal. 

Why did they choose Maplewood over South Orange?  In general Maplewood seems to have considerably lower property taxes then South Orange.  That makes a huge difference in home affordability.

Millburn NJ Real Estate, The Homes Listed For Sale in The MLS

There are currently 111 homes for sale in the Millburn NJ Real Estate market.  With the lowest priced home being a 1 bedroom 1 bath condo for $289,000 and the highest priced home being a 7 bedroom 6 full bath estate located in the Old Short Hills section of Millburn New Jersey.

Millburn is one of the most desirable towns in all of New Jersey, though most people who do not live here seem to think of it as Short Hills, which is actually just a neighborhood of Millburn.  That is ok though, Short Hills, or Millburn it is all a great place to call home.  With 2 Midtown Direct New Jersey transit train stations, Millburn / Short Hills is just about 35 minutes from Manhattan Penn station by train, or by car more like 20 to 30 minutes depending on traffic of course.

Millburn / Short Hills New Jersey is well known for having some of the best public schools in the country, regularly showing up in the top 5 list of the best schools of New Jersey as well.  Another thing that Millburn / Short Hills New Jersey is well known for  is the very nice Short Hills Mall located at the intersection of Hwy 24 and the JFK parkway.
