Morristown NJ Home Values

Since it is a rainy morning and I was not able to go for the morning bike ride along the Loantaka trail, running from Morris Township to Chatham Township, I thought I would make a comparison of Morristown NJ home sales statistics. 

In looking at the numbers I have to admit that I was a little suprised at the numbers.  While I am running about 25% ahead of last year for the number of homes I am listing and selling, the market as a whole is not reflecting that.

Morristown NJ Home Values My Take

Like I was saying above, I am doing about 25% more home sales than last year, Morristown home sales volume is down about 28% and looking briefly at Morris County I noticed that to date home sales volume is down about 27% compaired to the same period of 2008.

What does this mean?  In my mind and experence this means that the home buyers are still in charge.  If someone wants to buy their first home, there are lots of great deals to choose from, interest rates are still low, and there is still that $8000 home buyer tax credit out there.  Morristown, and Morris County move up buyers, this is a great time to be doing this as well.  I am still noticing that the lowest price range homes have lost the least amount from the peak of the market, Mid-range homes have lost more, but not nearly as much as upper mid-range homes ($650,000 to $850,000) and upper range homes ($850,000 and up) have lost the most value and the demand for them remains the weakest. 

People who are downsizing are in the worst possition right now.  Trading a home that has lost significant value from the peak for a smaller home that has lost a considerably smaller amount of value.

Why am I doing more Morristown area real estate business?

Just my opinion of course, but I am still a full time Morristown area Realtor.  I remain focused on getting the best results for my home buyers and sellers.  Many other Morristown area Realtors I know have gone out and gotten full-time or part-time jobs and have had to take their focus off of the most important people, the home sellers and buyers.  Of course it is helping me quite a lot that my website www.jboyerhomes.com is top ranked in the area not only for search engine searches such as Morristown NJ Real Estate, but for most other searches that home buyers for the area would do.  This is helping to bring in the few home buyers that are out there and allows me better support my own home sellers in their effort to get their homes sold fast.

Morristown NJ Real Estate Sales Spring 2009

The spring real estate market here in Morristown NJ got off to a slower start than the 2008 market did.  Things seem to be shifting a little bit though as we head to the latter part of the spring home selling market. 

Some evidence that has effected me personally, the new home listing I put on the market last week at 28 Dellwood Ave in Morris Twp. had a great open house with more then 25 visitors, and the number of showings during the week has been very strong with more than 12 showings in the first 6 days.  Also the number of people I am talking to who are getting pre-approved for mortgages and going out to look at homes has gone up quite a bit the past 5 weeks, as compaired to the beginning of the year.

Randolph NJ Real Estate March 2009

There were 7 homes sold and closed in Randolph New Jersey in March 2009.  This compairs to 19 during the same month in 2008.  The recession has really put the fear into the potential Randolph NJ home buyer this year. 

This creates very good opportunities for first time home buyers and move up home buyers who are looking at towns like Randolph.  The reason for this is that the higher the price point the home falls into the harder it has been hit value declines over the past few years.   This trend is not likly to continue long into the future though.  Randolph New Jersey will likely move in the future to a market where all price points tend to appreciate at about the same rate, which is the norm for most real estate markets over time.

Thankfully here in the Morristown NJ real estate market area we are not seeing very many foreclosures or companies needing bailouts compared to other areas of New Jersey or the Nation.  To be sure home pricing trends here in Morristown NJ are still week, and it is still  very good idea for home sellers in the Morristown area to try to get ahead of the market if they really want their home to sell. 

Pricing ahead of the market involves finding the most relevant comparable homes to have sold in the last 3 months and being sure to price 2% to 4% below their sold price to ensure that you the home seller are very competitive as compared to the current homes for sale.

This year the spring real estate market here in Morris Township NJ 07960 has been a little muted mainly because so many of the weaker home buyers are pulling back.  This has set up a situation where there are home sellers who really have to sell, and who are willing to give home buyers tremendous values.  I dare say, that between current home prices and mortgage rates, this is probably the best time to be a Morris Township home buyer in the past 10 years

The spring real estate market has arrived here in Morristown New Jersey.  Things are busier than just a month or so ago, but the cloud of a poor national economy still hangs over our heads.  This cloud has scared away some of the weaker willed home buyers, and left some very good deals for those home shoppers who are willing to buy when when the deals are at their best.

My dad always told me, if you want to get a great deal on a new car, you should go into the dealership during the month of January.  Very few car buyers will be there, and the hungry sales people and the dealership manager will be willing to bend over backwards to make sure you buy.  There are many cases like this here in the Morristown NJ real estate market now.  Many home sellers who are motivated to make the deal work, give you enough value that you cannot pass up buying a Morristown NJ home.  To be sure there are homes out there which are not good deals, but they are not hard to spot and avoid.
