Though Jim’s life on earth is complete, his everlasting life and his support of us from heaven has just begun.  Whether you are a client, partner, friend or family, I hope that you will join us in celebrating the life and legacy that Jim will leave as well as his departure to a brighter place where he will be given everlasting life.

Jim is survived by Darren Frankenberger (Partner), Noah James Frankenberger (Son), Mary Desmond (Mother), Tom Boyer (Father), Pam, Pat and Kris (siblings) and his dogs Annie, Taylor and Russel.

 

Jim found his calling in Real Estate and with the help of social networking, he learned the tools and techniques to build and maintain google ranking in the internet.  His business prospered and he was on track for a very successful career.  Jim is a people person and he will always be remembered for the joy and love that he brought to our lives.

 Jim:  We will miss you.

I write this today for the Morris County NJ home buyers out there who are scared to make a move, thinking that they should try to time the real estate market hoping that they will catch the bottom.  Bad idea, if you try to catch the bottom you will likely depend on the news media who will tell you it is ok to go ahead about 12 to 18 months after the bottom has come and gone.  Just like they did when the market topped.

Homes in Morris County NJ are selling

Here are sales numbers for many of the local Morris County towns.

As you can see, the number of sales is down in every one of the towns, though the hardest hit is the Luxury real estate market of Harding New Jersey, while the lightest hit are towns on the Midtown Direct train line and those towns which have more housing at the lower end of the price range such as condominiums and first time home buyer type homes. 

Towns which are better suited for first time home buyers by price, are Morristown, Morris Township, Madison, Florham Park, East Hanover, and Morris Plains.

Truth be told this is a fabulous time to be a Morris County NJ home buyer.  There are some great prices out there, as well as interest rates quoted this week below 4.75% on a 30 year fixed rate.

If you are thinking of purchasing a home in the near future, consider moving forward now.  There is a $7500 first time home buyer tax credit availible to Morris County NJ home buyers who close on their home before July 1, 2009.

Morris Twp NJ Real Estate Roundup

I wanted to give everyone the true market stats for Morris Twp for the last 6 months as compaired to the same 6 months in 2007.  The date range is April 1st through October 1st .  There has been so much negativity swirling around the real estate markets of the country.  I frequent a number of different informational forums including real estate forums and others.  Even in some of those forums, the number of people coming to them only to post negativity about real estate, and to tell people not to buy a home is just crazy.  The rule of thumb is that if you can buy a home when others are to scared to buy a home, you likely will be getting the best deal possible.

 As you can see, there have been lots fewer homes sold this year than in the same period of 2007.  On the flip side of things, homes are selling.  In the past 6 months we have had 165 homes sell here in Morris Twp.  I have sold homes in Morris Twp this year, and let me tell you, once you put the right price on a home, they buyers descend on it like lions on a gazelle.  The Morris Twp NJ real estate is really not that bad, and there sure are some very good deals in this very wonderful area of New Jersey.

A Major New Jersey Real Estate Company Says, Home Seller, Your Over Priced!!

One of the largest U.S. real estate brokerages on Monday said it is asking its sellers to cut listing prices by as much as 10 percent to kick-start U.S. home sales in a market plagued by a two-year price slump and near-record unsold supply.

Coldwell Banker Real Estate said some 25,000 sellers listing homes with its brokers will cut prices during its first national, 10-day sales event starting on Friday that aims to lure potential buyers off the sidelines of the worst housing market since the Great Depression.

Most owners still are unrealistic when pricing their homes, and a reduction of 10 percent or less would push the properties “over the tipping point to a sale,” according to Coldwell Banker, which is based in Parsipanny, New Jersey, and is part of Realogy Corp.

“The main driver is to bring buyers and sellers together and to increase the activity in the marketplace,” Jim Gillespie, president and chief executive officer of Coldwell Banker, said in an interview.

Many sellers have been reluctant to slash asking prices, however, and face competition from the large number of foreclosed homes on the market at discounted prices.

A recent Coldwell Banker survey found that more than half of the real estate agents said listing prices in their market are too high to attract qualified buyers. Brokers, however, believe that, depending on the market, a price cut of up to 10 percent will be enough to stoke sales.

Kathryn Taylor is one seller who hopes that’s the case.

“The economy. No movement for our home, or even any interest, just because people are scared,” she said, explaining her decision to cut the asking price on her parents’ home in Silver Spring, Maryland, by 10 percent for 10 days.

The two master-bedroom, two-bathroom home in an over-55 community was listed in May at $458,000, undercutting several nearby sellers of the same model.

“This is the first time we’re lowering it, and we really didn’t want to do that because we listed it to sell,” she said. “We knew things were tough, but the home is a really desirable unit in a neighborhood that rarely has anything come open so we didn’t think it would have any problems selling.”

Taylor, a retired government employee, is getting “more antsy” about selling. Her father passed away last year and her mother is moving to a nursing home that costs $9,000 each month.

With stock wealth being roiled, “it’s getting more and more important to keep her afloat by selling this house,” she said of her mother.

Sellers can opt to keep their asking prices lower after the 10-day sale, according to Coldwell Banker.”

Now I realize that every REALTOR is his or her own indepent business, though the company in the press release really does not treat it’s real estate agents that way, but really.  Perhaps the big traditional real estate companies should have some training sessions on properly pricing a home.  It sure does seem like many of their real estate agents follow the price it 10% too high to make sure you get the listing, then hit the home seller with a big price reduction.

What New Jersey Real Estate Agents Should Not Say At A Closing

This comes from a real life experience I have had and a swear I do not know what the New Jersey REALTOR was thinking when he/she said this.  I do know that it was one of the worst things that could be said in front of buyers from outside of the United States. 

My impression of what people from outside of the United State think of this country is, that the US is full of violent crime and that everyone experiences it at some point in their lives.  We all know that this is not true, but this is my perceived view of what people from other countries think of us.

So I was at a real estate closing with my home sellers attorney, and the home buyers attorney, the buyers REALTOR and the home buyers of course are all sitting in the conference room with the door to the conference room wide open, so we can hear everything that is being said in that conference room.   All of the sudden the buyers had a question about the alarm system in the house, and who should they call to activate it right away.  The home buyers REALTOR chimes in and says, oh you don’t have to hurry, I still have not hooked up my alarm system, and I have not had a problem.  He/She continues by saying, even after the guy across the street from me was kidnapped and murdered I did not feel like the alarm was needed. 

Now to this everyone who was not in the room just winced and wondered out loud, he/she did not just say that did they?  I still cannot believe a New Jersey REALTOR would even talk about such a thing in front of any home buyer, let alone home buyers who are moving here from another country.

New Jersey Real Estate Agents should know better than to say anything so shocking, be it true or not true, it is just not a good subject to talk about, and possibly could be viewed as a violation of ethics to be talking about crime in specific neighborhoods.  I know that everything I have learned in the five years I have been a full time REALTOR has taught me never to say such things.  Being a New Jersey Real Estate agent comes with some things that just are not to be talked about.
