Morris Township NJ Home Sales 2009

Tuesday, January 5th, 2010

2009 was another slower year for home sales in Morris Township New Jersey.  With just 201 homes sold during 2009 we had just 77.6% as many homes sold as in 2008.  All this after 2008 having only 81.7% as many home sales as in 2007.

Let me through out some actual numbers here so you see this in a different way.

Morris Township NJ Home Sales by the year

317 Sales — 2007

259 Sales– 2008
201 Sales– 2009

Not so good I am guessing you are thinking.  The reality is that most of the towns around Morris County will have similar numbers.

Here are some other Morris Township NJ Home Sales statistics for you to chew on.

Morris Township NJ Average Home Price

$644,945 Average Morris Township Home Sale Price 2007
$603,039 Average Morris Township Home Sale Price 2008

$542,001 Average Morris Township Home Sale Price 2009

Just to break that down for you,  prices were off 6.5% from 2007 to 2008 and then another 10.1% from 2008 to 2009 for a total drop since the beginning 2007 of 16%.  Not exactly what the news media has lead you to believe I bet.  On top of that the average home in Morris Township sold for 95.9% of list price during 2009 so if you were thinking of going out there and offering people 20% below ask and thinking you were likely to get a good response think again.

Randolph NJ Real Estate Sales

Thursday, December 31st, 2009

Real estate sales in Randolph New Jersey during the 2009 sales year were not too bad actually.  For the year there were about 206 homes sold.  I say about 206 homes because I am writing this article with 1 day left to go in the year and a few more homes could be closing on December, 31st 2009.

With the home buyer credit available during much of 2009 and being extended into 2010 homes in the lower to mid-range  prices dominated the sales during all of 2009.  This is understandable as the way the tax credit was structured, couples needed to be earning less then $150,000 and singles less then $75,000 to claim the tax credit.  Those low numbers meant that first time buyers generally could not afford a home more the $450,000.

When the tax credit was extended the feds raised the income limits to $225,000 for couples and $125,000 for singles.  To claim your tax credit you need to be under contract by April 30th 2010 and closed by June 30th 2010.

Randolph NJ Real Estate

Average home sale price $511,688
Median  home sale price $487,250

Average % of list price homes sold for 95.6%

As you can see your typical home in Randolph New Jersey sold within 5% of list price.  There are still would be home buyers out there who believe that there is a good chance of purchasing a home by offering 20% below asking price.  The numbers don’t lie, offers that low are extremely unlikely to work.

New Jersey Foreclosure Listings

Thursday, December 24th, 2009

New Jersey Foreclosure Listings are such a great deal.  Well, yes many of them are very good deals.  Here is the but that goes with the reality, many of these homes are selling with 5 to 10 offers and within 5% of the list price.  Some times these homes are selling for more then the ask price as the banks always come back with a request for all buyers to come back with their highest and best offer once there is a multiple offer situation.

Many home buyers seem to not be able to see the reality though.  These buyers still are under the impression that they can offer 20% less then ask price on New Jersey Foreclosures and have a good chance of getting the home.  Sorry to say that unless the home is not priced properly, offering 20% less then the asking price gives you almost no chance of getting the home.

If your working with a good Realtor, he or she will sit down with you and show you if the home you are considering is already priced as a good deal or it is over priced.  If it is already priced as a good deal, how do you expect to get the home by under bidding?  Someone else will come in and bid close to the already fair price and get the home most every time!!

To find a good number of the Northern New Jersey Foreclosure home listings, visit the Northern New Jersey Foreclosure Listings web-page.

Now I have to post this title New Jersey Foreclosure Listings in big type, as that is what got you here to this article in the first place.

Home Buyer Tax Credit Extended and Improved

Friday, November 6th, 2009

From the Washington Post:

Home Buyer Tax Credit Extended and Improved

Under the housing program, people seeking to own a home for the first time in three years would receive an $8,000 tax credit if they sign a contract by April 30 and close on it by June 30. Current homeowners who are buying a new primary residence would be eligible for a $6,500 tax credit starting Dec. 1 if they owned their home for five consecutive years in the previous eight.

The timing is more lenient for military families who have been deployed overseas for 90 days or more in 2008 or 2009. They would have until April 30, 2011 to sign a contract.

But the measure limits the purchase price of the home to $800,000. It also imposes income caps so that people who make more than $125,000 annually and couples who make more than $225,000 would not be eligible for a refund. Anyone who collects the tax credit but sells their home within three years of buying it must return the refund.

The program is estimated to cost $10.8 billion.

The passage of the tax credit provision was a huge win for the real estate industry, which has been lobbying aggressively to extend and expand the program. They say the tax credit has helped boost sales and clear out a glut of lower-priced homes, especially foreclosures, and that ending it would be a blow to the housing market’s recovery.

This is good news for the potential home buyers here in New Jersey who were hoping to purchase a home which in most cases you would need more like $80,000 to $180,000 in come to afford.  Under the old program only one of the home buyers I worked with this last year qualified income wise.  Most of the buyers I worked with were not above the limits by large amounts, but they were over the limits just the same.

The spring of 2010 has been looking better then the spring of 2009  for the last month.  At least the business that I will be doing.  Perhaps I am different than other Realtors, and I think I am, but normally I am not working with January and Feburary home buyers until December or January.  This year I am working with them now.

Jim

The Grand at Hanover

A new construction comunity located at RT-10 and Whippany Road in Hanover New Jersey.  These are relativly inexpensive condos ranging from $299,900 for 1 Bedroom + a Study condos to $389,900 for their Florham model which is a 2 story 2 bedroom 2 bath condo.  A condos at The Grand at Hanover include a private garage.

The Grand at Hanover

Prices and models

$299,990 - $309,990  Alpine  1 Bedroom
$299,990                       Berkeley 1 Bedroom
$339,990                       Chatham 2 Bedroom 2 Bath
$364,990 - $369,990  Dumont 2 Bedroom 2 Bath
$369,990 - $379,990  Essex 2 Bedroom 2 Bath
$389,990                       Florham 2 Bedroom 2 Bath 2 Stories

The Grand at Hanover will also have such amenities as a club house with work out room, party room, and outdoor pool.

As a new constructin condo community The Grand at Hanover seems to be taking more of a value approach to home construction, and the home buyers seem to be responding well to this approach.

Most new construction home shoppers believe they are going to get the best deal if they buy on their own. This just isn’t true. If you are buying a $300,000 home, you pay $300,000 whether or not you are represented by a Real Estate Agent! When you buy on your own, the Builder keeps the commission allowance and you receive nothing!

Randolph NJ Real Estate March 2009

Thursday, April 2nd, 2009

There were 7 homes sold and closed in Randolph New Jersey in March 2009.  This compairs to 19 during the same month in 2008.  The recession has really put the fear into the potential Randolph NJ home buyer this year.

This creates very good opportunities for first time home buyers and move up home buyers who are looking at towns like Randolph.  The reason for this is that the higher the price point the home falls into the harder it has been hit value declines over the past few years.   This trend is not likly to continue long into the future though.  Randolph New Jersey will likely move in the future to a market where all price points tend to appreciate at about the same rate, which is the norm for most real estate markets over time.

Why Rent when you can own a home, real estate

Sunday, September 21st, 2008

Guest Post by James Wexler Phoenix and Scottsdale REALTOR

I am a real estate broker/agent. I make my living helping people buy and sell Real Estate in the greater Phoenix and Scottsdale area.

The first rule of Real Estate 101 taught to new agents is to ask “Why Rent when you can own?”

Traditionally, and especially in the past 10 years, following this home buying advice has proven lucrative and accurate.

However, the last 2 years has proven that this is not a hard fast rule to follow for every potential home buyer.

I have read so-called experts claim that if home prices do not rise, then you are doing little more than renting from a bank.

Since, as we have seen recently, real estate prices do not always go up, you need to follow a better guideline in your decision making than answering the age-old question of “Why Rent when you can own? and “renting is throwing money away!”

Here are the questions to ask yourself if home buying is right for you

  • Do you need the flexibility of renting? or can you afford to stay in your home for at least 5 years or longer?
  • Can you afford a 20% down payment?
  • Can you afford a monthly payment on a 30-year fixed mortgage?
  • ask your CPA … Does the tax benefit of home ownership offset a potential decline in home value?
  • Have you reduced other real estate debt before you add more on this home purchase?
  • Does a fixed monthly mortgage payment for the next 15 years outweigh the likely inflation of rents during that same time (called an inflation hedge)

These are broad questions that can have many variations for each individual situation. However, it is a good foundation from which to start your home buying process.

You do not need the Real Estate boom to enjoy the many benefits of owning a home.

However, you do need to the answer the right questions above to decided whether or not real estate ownership is right for you and your family.

Living Green in Morris County New Jersey

Saturday, July 26th, 2008

I will start this blog post off by saying I am not a expert on living green.  I do have some ideas which many of my neighbors here in Convent Station seem to be overlooking.  I walk around my neighborhood and see all kinds of things happening and wonder why people are being so wasteful. (more…)
