Chatham NJ Homes For Sale, The Expired Listings
We as Chatham NJ Realtors tend to write about the possitive side of things quite a bit. In fact I write about the possitive aspects of the market all the time, and today’s post may seem negative at times but remember, possitive or negative just depends on your point of view.
During the month of February there were 6 expired Chatham NJ MLS listings. These were homes that were listed for 6 months or more and did not sell. Why did they not sell? That is the $64,000 question!!

Here is a top 7 list of excuses their Chatham NJ Realtors were probably feeding these sellers, and only one of them has any merit.
- Real estate market is too slow
- Interest rates are going up, or are flat, or ???
- It’s a slow time of the year
- The weather has been bad
- Nothing is selling (Homes that are priced right and in good showing condition sell all the time. In the last 12 months 203 homes have sold in Chatham NJ 07928.)
- There aren’t many qualified buyers out there (Not true, there are some Realtors including myself who have plenty of home buyers we are working with.)
- Your price is too high (Bingo, any home will sell with the right marketing and the proper pricing.)
Listen Chatham NJ Home Sellers, if your Chatham NJ Realtor is feeding you any of the first 6 excuses perhaps you picked the wrong Realtor. If you have been on the market for more than 2 months, not gotten a offer on your home, and your Realtor has been telling you your home is over priced since the day it was listed, perhaps you should listen to your Realtor.
Chatham NJ area home buyers, there are some really good deals to be had in the area. Even if a home looks to be over priced, don’t let that stop you, get a strong negotiating Realtor on your side, and make a offer for what you think a fair price is on the home you want. If the seller really wants to sell, they will work with you, if not, it did not cost you anything to try.

So true about throwing in a well thought out offer on a home even if you perceive it as being overpriced. If you present the “facts” with your purchase offer you stand a fighting chance at getting the property you are interested in for a fair price.

Alot of Chatham homes that were priced right have sold in the past two months when people were desperate to move into Chatham because they sold their home. What about now though? It seems like alot of homes are still priced over assessment and yet these homes were assessed at fair market value in 2005. Why price something at 2005 prices or higher? It does not make sense. There are houses in Wickham Woods and the Highlands that have been sitting and coming on and off the market for over a year. Sellers drop their price marginally. Dont they realize if you start out $300K or $400K too high, you wont get offers and the $100K price drop means nothing? We had two bids accepted by sellers which were just over assessment. Unfortunately they did not appraise and the bank would not give s a loan for what we needed. My realtor said I needed to come up with a much larger down payment than 20% as a result of the properties not appraising. the sellers refused to lower the price to the appraisal. I expect the next 9 months to be very bad for chatham. Sellers are starting to withdraw listings as well. What are you looking for?
