Here is the kicker though, and here is where I agree with what Greg Swann over at the Bloodhound Real Estate Blog had to say on this topic.  When people are looking at your home, they are not looking for reasons to buy your home, they are looking for reasons not to buy your home.  This means that not only does your home need to be priced right, it needs to be in the best condition you can put it into, it needs to be marketed very well.  If your home is lacking in any of these areas you may as well have not done any of them, your home likely will not sell.

There is a triangle of excellence in selling a home, and as stated above that triangle has at its 3 points, Price, Presentation, & Promotion, all are very important in selling your home.
