Morris Township NJ Home Sales 2009
2009 was another slower year for home sales in Morris Township New Jersey. With just 201 homes sold during 2009 we had just 77.6% as many homes sold as in 2008. All this after 2008 having only 81.7% as many home sales as in 2007.
Let me through out some actual numbers here so you see this in a different way.

259 Sales– 2008
201 Sales– 2009
Not so good I am guessing you are thinking. The reality is that most of the towns around Morris County will have similar numbers.

Just to break that down for you, prices were off 6.5% from 2007 to 2008 and then another 10.1% from 2008 to 2009 for a total drop since the beginning 2007 of 16%. Not exactly what the news media has lead you to believe I bet. On top of that the average home in Morris Township sold for 95.9% of list price during 2009 so if you were thinking of going out there and offering people 20% below ask and thinking you were likely to get a good response think again.

Looks like you have a declining market, great for buyers, but not so great for sellers. At least you tell the truth about your market, most agents would try to spin it in their favor, but you put the facts out there. Very well done, and anyone working with you should enjoy your honesty.

Even though home sales dropped in 2009, considering the way the market and economy were during 2009, I think we still had an awesome year. Had it not been for the economic downfall, 2009 would have been a year like no other!
