Morris Twp Real Estate Market Update

Well, it is the end of July and I thought I would through some more market statistics out for everyone to take a look at.  This time I am talking about Morris Township New Jersey.  That wonderful peaceful place that surrounds Morristown New Jersey like a donut.  Just so you know, Morris Township has two distinctive sides, to the East of I287 you have the Convent Station section, which includes the Convent Station train station of New Jersey transit, and to the west of Morristown you have Western Morris Township, which is more like living in a well sculpted forest.

So what is happening as of late in the Morris Township Real Estate market? 

• There are currently 152 homes for sale in town.
• The average price is $750,252
• The average number of days these homes have been for sale is 104
• There are currently 48 homes Under Contract in Morris Township
• The average number of days for these homes to go Under Contract was 70
• The average list price of these homes when they went under contract was $689,333
• during the month of July 19 homes transferred to their new owners at a average price of $596,862 and 62 days to sell.

As you can see things are selling in Morris Township, in fact things are selling at a nice pace right now.  The most important considerations for home sellers include pricing their home properly, the first impressions their home gives to a buyer, and making sure to hire the Morris Township REALTOR who can best market their home to the widest possible audience. 

Remember people, selling a house these days has very little to do with open houses on Sunday as one large local company advertises.  As a general rule these days, very few qualified buyers visit open houses any more.  The qualified buyers are doing their searching online, usually with the Morris Township NJ REALTOR who has a very strong internet presence.
