Morristown NJ Real Estate Feb 08

The Morristown NJ real estate market continues to move forward in a positive way in 2008.  Eight more homes transferred to there new owners in the month of February.

The homes which transferred to there new owners in Morristown NJ were from the lower and lower middle price ranges.  There were no homes closed and transferred above $525,000.

The lowest price home sold was 15 Orchard St at $247,000. A middle priced home for the month would be 7 Prospect St, Vail Commons Condominiums at $375,000.  The second highest priced home of February was 64 Taft Ln, Morris Place at $439,725.  The highest priced home to sell last month was 13 Franklin Place #8E, Franklin Corners Condominiums at $525,000.

While we are still in a buyers market here in Morristown NJ, the pricing trend has definitely leveled off and seems to be strengthening slightly.  This does not mean that sellers are free to expect to get considerably more money for their homes in 2008.  On the contrary the smart home sellers are recognizing that the best approach to getting their home sold for a good price is to price their home near the lower end of their homes price range.
