Summit NJ Home Sales March 2008

March of 2008 was a fairly good month for home sales and closings in Summit NJ 07901.  There were 22 homes which sold and closed with price ranges from about 400K all the way up to 3.2M.Considering that all of these homes had to have been under contract before the end of Feb, this is a really good number.  The numbers for April will be very interesting as that will reflect fully the spring market here on the Midtown Direct Line.

Some of the Summit NJ Home and Real Estate sales for March 2008:

• 45 Huntley Rd, A 3 bedroom 1 bath ranch home built in 1953.  Sold for $397,000 in 7 days on the market.
• 17 Hughes Place, A 4 bedroom 1 bath cape cod built in 1951.  Sold for $365,000 in 105 days on the market, original list price $434,900
• 28 Milton Ave.  A 3 bedroom 1.1 bath split level built in 1950.  Sold for $467,000 in 45 days on the market, original list price $489,000.
• 145 Ashland Rd.  A 3 bedroom 2.1 bath tudor with a unknown built date.  Sold for $747,000 in 115 days on the market.
• 9 Bedford Rd.  A 4 bedroom 2.1 bath colonial built in 1926 and then renovated in 2005.  Sold for $985,000 in 20 days on the market.
• 232 Oak Ridge Ave.  A 5 bedroom 5.1 bath tudor built in 1929.  Sold for $2,650,000 in 19 days on the market.

As you can see for the most part the homes which are selling in Summit New Jersey are selling fairly fast.  This is not to say that there are not homes for sale in Summit NJ which have not been on the market for a long time because there are those as well.  In many cases as a home buyer if the home you end up liking the most has been on the market a long time, you can be assured that likely you are the only one interested in it, and as such you have a stronger bargaining possiton.
