Since the homes in most towns that are selling best, also happen to be the homes which are smaller and somewhat lower priced, I thought I would put together some information on the Maplewood NJ Real Estate market for homes which were 3 bedrooms or less.

Three Bedroom Or Less Maplewood NJ Real Estate

For the 12 months ending 12/21/2008 there had been 108 three bedroom or smaller homes sold in Maplewood New Jersey as compaired to the prior 12 months having 142 three bedroom or smaller homes sold.  The average selling price for these Maplewood NJ homes was $398,000 this year as compaired to $419,000 in the prior 12 months for a decline of 5.1% over the prior 12 months.

Though a decline in home prices of 5.1% is not wonderful news it is not horible ether.  One has to wonder though, what the price decline would have been if we had seen a similar number of homes sold in Maplewood New Jersey.  I ask that question because the homes sales were down 24% while we had 117 withdrawn or expired Maplewood NJ Real Estate listings in the 3 bedroom or less category.

It is clear to me that in order to sell a home in Maplewood over the past 12 months and in the coming months, a Maplewood NJ home seller will need to get ahead of the market.  What does that mean? it means looking at what very comparable homes have sold for in the past 3 or 4 months here in Maplewood and then pricing your home 2% to 3% below the number you come up with.  This will help ensure that your home presents the best value to the home buyers out there.

Do I really think that condo prices in Maplewood New Jersey are off more than 30% for a apples to apples comparison of condos?  NO I really don’t believe that at all.  There were more high priced Maplewood NJ Luxury Condos sold in 2007 than in 2008.  In fact I don’t think that there were any Maplewood NJ Luxury Condos sold in 2008.  The feeling in the market place among Maplewood NJ area REALTORS is that actual condo prices are off about 15% to possibly 20% but that is really just a guess.
